Multiple Listing Service
Immediately upon listing your home, your home's features will
be entered into the West Penn Multi-List service, where all
members (brokers and agents) search through an on-line computer
network for homes to show their customers. I submit your information
and professional grade photos, displaying your home at its very
best.
Our attractive and eye-catching sign is placed on your property
along with a brochure box full of flyers for potential buyers
to take.
Full Color Brochures
When we list your home, its exterior and interior pictures will
be taken and enhanced for use in a highly customized brochure,
designed by an award winning art director. With our state-of-the-art
technology and sophisticated design, your home and all its features
will really stand out against its competition, so your home
will be memorable and show at its finest. All of these full
brochures are available to the customer any time they want from
this website.
No other agent offers this level of communication for his or
her listings. Realtor's tours and open houses are also available
here, listed with the brochure, and a detailed map to your home
is available as well.
Stunning Virtual Tours
We prepare virtual tours for all of our listings with links
from room to room to help your potential buyer really see your

Realtor Tour
I schedule a 3-hour broker's open house on the Tuesday immediately
after listing your home. We notify all local agents through
email, (with your brochure attached), and also advertise on
our www.move2pittsburgh.com website, in the open house section.
This ensures a great turn out, and gets a "buzz" started among
other real estate agents about your home.
Advertising
Your home will be featured on move2pittsburgh.com,
aol.com, msn.com,
AchieveRealty.net,
and realtor.com, along with
all the other local real estate websites, with your home showcased
with sharp, clear shots, unlike most; and detailed descriptions
for the potential buyers and agents to view your home. I also
submit color ads to the Harmon Homes Guide every issue for all
my listings.
Sunday Open Houses
If desired, I will schedule open houses and publish this information
on the web, and the Harmon Homes Guide.
Broker Promotion
I continually market your home to other agents in the area,
consisting of price adjustments and any enhancements or improvements
to your home, to keep your home in front of other agents. I
also call and email agents that have shown your home to further
promote your property.
Communication
Communication is the key to our relationship throughout the
home selling process. My husband and partner Jeff and I call
regularly, and do not hide behind our administrators. We are
easy to reach when you want to discuss your home. A sample of
all advertising pieces are mailed to you as well, so you don't
have to search around to see how aggressively your home is being
marketed. We visit your home to keep the sign in sheets and
brochures well stocked and up to date. We keep dialog with you
personally throughout the entire selling process regarding changes
in the market, competition and current sales, price adjustments
in your neighborhood as well as interest rates and feedback.

When you get an offer on your home...
I will evaluate all offers and negotiate a final agreement that
always looks out for your interest. I will carefully advise
you about the details of the closing and I will help coordinate
your move in a way that works best for you. I will also provide
post-closing information, consulting services and be available
to assist with any future real estate needs. After the closing,
I will generate a beautifully done flyer, distributed to your
neighbors, welcoming the new homeowners to the neighborhood.
